Floor care services
- Stripping and refinishing. Old finish removed down to the tile, then fresh coats applied. Used on worn or yellowed vinyl floors.
- Scrub and recoat. The top layer of finish scrubbed off and new coats applied, at a lower cost than a full strip.
- Burnishing. High-speed buffing that brings back gloss and hardens the finish in traffic lanes.
- Autoscrubbing. Machine scrubbing for large hard-floor areas such as corridors, warehouses, and retail floors.
- Carpet extraction. Hot-water extraction that pulls out ground-in soil, stains, and residue.
- Spot and traffic-lane cleaning. Targeted carpet cleaning between full extractions.
- Sealed concrete and other hard floors. Cleaned and maintained to suit the surface.
Why nightly mopping isn't enough
Nightly mopping removes loose dirt before it scratches the floor. It can't replace finish that has worn away. Without periodic floor care, traffic lanes go dull, then bare, and bare tile stains faster and is harder to clean.

At the walkthrough we check floor types, traffic patterns, the condition of the current finish, and when areas can be closed, then recommend a schedule. A typical program might include:
- Burnishing on a regular cycle in lobbies and corridors
- Scrub and recoat in high-traffic areas between full strips
- Full strip and refinish when the finish wears through
- Carpet extraction on a set cycle, with spot cleaning in between
Scheduled around your operations
Floor projects need the area empty while finish is applied and cures, so we schedule them for nights, weekends, or planned closures. Before each project we confirm:
- Which areas are closed and for how long
- What furniture and equipment moves, and who moves it
- When the floor is ready for foot traffic
- Any access or elevator requirements

What is floor stripping and waxing?
Stripping removes the old, worn finish from a floor, usually vinyl composition tile. Waxing, more accurately refinishing, lays down fresh coats of floor finish once the floor is rinsed and dry. A finished floor is easier to clean every night.
How often should floors be stripped and refinished?
It depends on traffic, the finish, and how well the floor is maintained between cycles. High-traffic areas need it more often. Regular burnishing and scrub-and-recoat visits stretch the time between full strips. We recommend a schedule after we see your floors.
Do you work nights and weekends?
Yes. Floor projects need the area closed while finish is applied and cures, so we schedule them after hours or on weekends. We confirm the dates, the areas, and when the floor is ready to walk on.
Do you move furniture?
Chairs, trash cans, mats, and other small items are moved as part of the job. For desks, file cabinets, and equipment, we agree on a moving plan in advance, including who handles computers and personal items.
Is carpet extraction part of regular janitorial service?
Nightly vacuuming is part of janitorial service. Hot-water extraction is a periodic deep clean, scheduled and priced as floor care. Spot cleaning between extractions can be handled by the night crew or a day porter.
