Light facility maintenance services for commercial buildings
The team that cleans your building can also change lamps, swap ceiling tiles, make small repairs, and report problems they find.
Burned-out stairwell lights, stained ceiling tiles over reception, and restroom doors that won't latch pile up when they wait for a work order. Our crews are in your building every night and can take care of them.
National Cleaning Group adds light facility maintenance to your cleaning contract. Your cleaning crew does the work on its regular visits, and your account manager handles requests for both.
What light maintenance covers
Common items:
- Lighting. Replacing lamps and bulbs in reachable fixtures, and reporting ballast or wiring problems.
- Ceiling tiles. Swapping stained, damaged, or missing tiles.
- Hardware. Tightening loose door handles, hinges, toilet seats, dispensers, and fixtures.
- Touch-ups. Minor wall scuffs, caulk touch-ups, and cleaning of vents and grilles.
- Filters. Changing accessible filters on the schedule you set.
- Restroom upkeep. Dispenser repairs and replacement parts for common fixtures.
- Issue reporting. Leaks, damaged fixtures, trip hazards, and anything else that needs attention, reported to you promptly.
HVAC, electrical, plumbing, and permitted work stay with your licensed contractors. When we find a problem that needs a licensed trade, we flag it right away.
Why pair maintenance with cleaning
Your cleaning crew walks every part of your building on a regular schedule and sees problems first. Adding light maintenance to the contract gives you:
- Faster fixes. Small problems are handled on the next visit.
- Fewer vendors. Cleaning and maintenance come on the same invoice.
- Earlier reports. Leaks and damage reach you before they turn into bigger repairs.
- Routine upkeep. Lamp checks and filter changes run on schedule.
For the cleaning side of the contract, see our janitorial services. For periodic floor projects, see floor care.
Buildings that benefit most
- Offices and multi-tenant buildings. Lighting, ceiling tiles, and restroom hardware in common areas and suites. See office cleaning services.
- Schools. Classroom lighting, ceiling tiles, and restroom fixtures, handled after students leave. See education cleaning.
- Retail stores. Sales floor lighting and fitting room hardware, taken care of before opening. See retail cleaning.
- Medical offices, warehouses, and public buildings. Common areas, break rooms, and restrooms kept in working order.
How requests work
Routine tasks run on a set schedule. For one-off requests, call or email your account manager. We confirm the task and the price before the work is done and tell you when it's complete.
When our crew finds something outside the plan, such as a leak under a sink or a light fixture that needs an electrician, we report it promptly with the location and what we saw. You decide who gets the call.
Getting started
Most clients start with lamps, ceiling tiles, and restroom hardware. During the walkthrough we note what needs attention now and which items should run on a schedule. The list can grow as we learn your building.
Quality and accountability
Maintenance tasks are tracked with your cleaning program, and supervisor inspections cover both. Your account manager keeps you updated on completed work and reported issues. We are insured and bonded, and a certificate of insurance is available on request.
What light maintenance costs
Light maintenance is priced as its own line, separate from your cleaning fee. Options include a monthly allowance for routine tasks, an hourly rate for approved work, or a per-item price. Parts such as lamps, tiles, and filters are listed separately. You can adjust or stop the maintenance line without changing your cleaning program. For more on how cleaning contracts are priced, read our guide to commercial cleaning costs.

Questions facility managers ask
What does light facility maintenance include?
The small tasks listed in your service plan. Common items are lamp and bulb changes, ceiling tile replacement, tightening loose handles and fixtures, touch-up tasks, accessible filter changes, and reporting any building issues the crew finds.
How is this different from facility management?
Facility management covers engineering, vendor management, and capital planning. Light maintenance is a punch list added to your cleaning contract. Small problems get handled without a separate vendor.
What about HVAC, electrical, and plumbing repairs?
Those stay with your licensed contractors. When our crew spots a leak, a tripped fixture, or an HVAC problem, we report it to you promptly.
How are maintenance tasks requested?
Tell your account manager by phone or email. Routine items like lamp checks can run on a set schedule. One-off requests are confirmed with you before the work is done.
How is light maintenance priced?
As its own line in your proposal: a monthly allowance, an hourly rate for approved tasks, or a per-item price. Parts such as lamps and tiles are listed separately.
